Al\u0131m g\u00fcc\u00fcn\u00fcn d\u00fc\u015ft\u00fc\u011f\u00fc bir ortamda bankalar\u0131n vade farklar\u0131n\u0131 \u00e7ok y\u00fcksek seviyede tutmas\u0131, buna ra\u011fmen kredi vermekten \u00e7ekinmeleri sekt\u00f6r\u00fcn iyice daralmas\u0131na sebep olmu\u015ftur.<\/p>\n\n\n\n<p>Konut talebine olan arz\u0131n azalmas\u0131 ile elbette k\u0131smen de olsa konut fiyatlar\u0131 geri gelmi\u015f oldu. Bunun sebebi k\u00e2r marj\u0131n\u0131n iyice s\u0131n\u0131rlanmas\u0131 diyebiliriz. Ya da eski maliyetin etkisi de olabilir. Fakat, bunun uzun s\u00fcrmesi m\u00fcmk\u00fcn g\u00f6z\u00fckm\u00fcyor \u00e7\u00fcnk\u00fc konut sto\u011fu, sat\u0131\u015flar\u0131n \u00e7ok d\u00fc\u015f\u00fck olmas\u0131na ra\u011fmen olduk\u00e7a d\u00fc\u015f\u00fck seviyede. Arz\u0131n azalmas\u0131 ile konut imalat\u0131n\u0131n azalmas\u0131n\u0131n birbirine paralel olmas\u0131, fiyatlar\u0131n piyasan\u0131n bekledi\u011fi seviyede geri gelmeyece\u011fini bize g\u00f6steriyor.<\/p>\n\n\n\n<p>Maliyet art\u0131\u015f\u0131n\u0131n h\u00e2l\u00e2 devam ediyor olmas\u0131 buna ba\u011fl\u0131 olarak artan fiyatlar ile al\u0131m g\u00fcc\u00fcn\u00fcn d\u00fc\u015fmesi elbette devam eden projelerin yava\u015flamas\u0131na ve hi\u00e7 ba\u015flamam\u0131\u015f yeni projelerin ertelenmesine sebep oluyor. Bilhassa kat kar\u015f\u0131l\u0131\u011f\u0131 yap\u0131lan in\u015faatlarda anla\u015fma oranlar\u0131n\u0131n y\u00fcksek olmas\u0131 yeni projelerin ba\u015flamas\u0131n\u0131 olumsuz etkiliyor. Maliyetteki art\u0131\u015f h\u0131z\u0131n\u0131n ayn\u0131 \u015fekilde arsa maliyetindeki art\u0131\u015fta da devam etmesinin hi\u00e7bir mant\u0131kl\u0131 sebebi yok maalesef. Maliyet art\u0131yorsa, kat kar\u015f\u0131l\u0131\u011f\u0131 anla\u015fmalardaki oran\u0131n \u00f6rne\u011fin y\u00fczde 45 seviyesinden y\u00fczde 35\u2019e d\u00fc\u015fmesi gerekiyor. Bunu g\u00f6remedi\u011fimiz s\u00fcrece yeni projelerin olmas\u0131n\u0131 bekleyemeyiz.<\/p>\n\n\n\n<p>Konut sat\u0131\u015flar\u0131nda \u00f6n\u00fcm\u00fczdeki y\u0131lda ciddi anlamda iyile\u015fme olaca\u011f\u0131n\u0131 d\u00fc\u015f\u00fcnm\u00fcyorum.
