Son zamanlarda olu\u015fan piyasa ko\u015fullar\u0131 sebebiyle ciddi bir h\u0131z kaybetmi\u015f olsa bile tamamen durma noktas\u0131na gelmeden kentsel d\u00f6n\u00fc\u015f\u00fcm projelerinin devam ediyor olmas\u0131 sevindirici.<\/p>\n\n\n\n<p>Vatanda\u015flardan gelen kentsel d\u00f6n\u00fc\u015f\u00fcm taleplerine bakt\u0131\u011f\u0131m\u0131zda \u0131srarla yerinde d\u00f6n\u00fc\u015f\u00fcm taleplerinin oldu\u011funu g\u00f6r\u00fcyoruz. Baz\u0131 b\u00f6lgelerde ya\u015fanan s\u0131k\u0131\u015f\u0131kl\u0131k nedeniyle riskli yap\u0131lar\u0131n y\u0131k\u0131larak \u015fehrin d\u0131\u015f\u0131na do\u011fru aktar\u0131lmas\u0131 gerekti\u011fi bir ger\u00e7ek. Fakat vatanda\u015f buna \u0131srarla kar\u015f\u0131 \u00e7\u0131k\u0131yor. \u201cBenim evim burada olsun, mahallemden ayr\u0131lmak istemiyorum\u201d diye hayk\u0131r\u0131yor.<\/p>\n\n\n\n<p>Kentsel d\u00f6n\u00fc\u015f\u00fcm i\u00e7in yerinde d\u00f6n\u00fc\u015f\u00fcm\u00fc dikkate ald\u0131\u011f\u0131m\u0131zda kar\u015f\u0131m\u0131za emsal ve kat art\u0131\u015f\u0131 geliyor. Bu da bizim \u015fehircilik a\u00e7\u0131s\u0131ndan en istemedi\u011fimiz durum maalesef. Ems\u00e2l ve kat, maliyet ve yat\u0131r\u0131m k\u00e2r\u0131 orant\u0131s\u0131na g\u00f6re artm\u0131\u015f oluyor.<\/p>\n<\/div>\n<\/div>\n\n\n\n<p>Baz\u0131 b\u00f6lgeler, yat\u0131r\u0131mc\u0131 m\u00fcteahhit firma a\u00e7\u0131s\u0131ndan proje yapmak i\u00e7in rantabl olmad\u0131\u011f\u0131ndan ems\u00e2l ve k\u00e2t art\u0131\u015f\u0131 daha fazla olmak zorunda kal\u0131yor. \u00d6rnek verecek olursak; \u015fehrin en hareketli caddesinde ticari d\u00fckkanlar\u0131n iyi para etti\u011fi bir lokasyonda 5 kat, 10 daireden olu\u015fan bir riskli bina y\u0131k\u0131l\u0131p yerine zeminde d\u00fckkan + 7 kat 14 daire yap\u0131ld\u0131\u011f\u0131nda maliyet ve yat\u0131r\u0131m k\u00e2r\u0131n\u0131 kar\u015f\u0131lam\u0131\u015f oluyor. Bu d\u00f6n\u00fc\u015f\u00fcm\u00fc \u0130stanbul Ba\u011fdat Caddesi civar\u0131nda yapt\u0131\u011f\u0131m\u0131z zaman 5 kat, 5 daire olan bir riskli yap\u0131 y\u0131k\u0131l\u0131p yerine 6 kat, 6 daire yap\u0131ld\u0131\u011f\u0131 takdirde, o yap\u0131lan 1 adet fazla daire maliyet ve yat\u0131r\u0131m k\u00e2r\u0131n\u0131 kar\u015f\u0131lam\u0131\u015f oluyor. Fakat biz bu yerinde d\u00f6n\u00fc\u015f\u00fcm\u00fc ara sokaklarda ve \u015fehrin konum olarak daha az tercih edilen b\u00f6lgesinde yapmaya kalkt\u0131\u011f\u0131m\u0131z zaman 5 kat, 10 daire olan bir riskli yap\u0131y\u0131 y\u0131k\u0131p yerine en az 12 kat 24 daire yapmam\u0131z gerekebiliyor. Bunun i\u00e7in de ba\u015fta dedi\u011fimiz gibi maliyet ve yat\u0131r\u0131m k\u00e2r\u0131 dengesini yakalayabilmek gerekiyor.<\/p>\n\n\n\n<p>Vatanda\u015flar\u0131n bu konuda \u015funu \u00e7ok iyi bilmesi gerekiyor. Yerinde kentsel d\u00f6n\u00fc\u015f\u00fcm\u00fcn do\u011fru uygulanabilmesi i\u00e7in kendilerine \u00e7ok fazla i\u015f d\u00fc\u015f\u00fcyor. Kentsel d\u00f6n\u00fc\u015f\u00fcm ile oturmu\u015f olduklar\u0131 konutlar\u0131n\u0131n metrekarelerinden gerekirse en az y\u00fczde 25 fedakarl\u0131k edip k\u00fc\u00e7\u00fclmesini kabul etmeleri, daha da gerekirse \u00fczerine bedel \u00f6deyip d\u00f6n\u00fc\u015f\u00fcm\u00fc desteklemeleri kendileri i\u00e7in kazan\u00e7 olacakt\u0131r. \u00c7\u00fcnk\u00fc yerinde d\u00f6n\u00fc\u015f\u00fcmde ya\u015fanan ems\u00e2l art\u0131\u015flar\u0131 konutlar\u0131n de\u011ferini de geri \u00e7ekmekte. Kentsel d\u00f6n\u00fc\u015f\u00fcm sonucunda ne kadar yo\u011fun bir site yap\u0131l\u0131rsa orada ya\u015fam o derece zor oluyor.
